Hello, my name is Sonya Broady and I am a co-owner and Senior Loan Consultant for Smith Broady & Associates, Inc. I have been in the lending business for twenty-five years and counting. I began as a stay-in-school processor/clerical assistant with USDA Rural Development (formerly Farmers Home Administration) in 1984 while attending classes at Indiana University Southeast. During my employment with USDA I worked at several offices in Indiana including Salem, Corydon, Scottsburg, North Vernon, Madison. Indianapolis and was also fortunate enough to work at USDA Rural Developmentâ€™s national office in Washington D.C for a brief period. I ended my tenure with USDA Rural Development as Rural Development Manager in 2005.
I had only intended to work for USDA while I was going to college to become a computer programmer. However, I found that I loved working at USDA especially assisting people purchase their dream home. I was trained in a broad area of lending that not only included originating and processing loans but including construction inspection, credit repair, home buyer education, loan servicing, foreclosure prevention, training brokers/lenders on the Guaranteed Rural Housing Program, family budget preparation, reviewing short sale requests, working with builders & realtors to promote USDAâ€™s lending programs and monitoring bankruptcy plans, just to name a few. As co-owner of Smith Broady & Associates, Inc. I am sharing my knowledge and experience of USDAâ€™s Rural Housing Program with our loan officer so we can provide this loan program better than any other.
Although all of this (and more) groomed me into the loan officer I am today; at no time did I realize how much this experience would put me in a position to be a loan officer of great resources. Today not only do I offer to bring to you the best loan programs to suit your personal needs; I offer services that few other loan officers do. It is very rare that I turn away a client because their credit is not at a loan approval level. I review credit and give clients guidance and direction on how to improve their credit so that a loan can ultimately be made. There is nothing like the happiness of a client who realizes there is a chance of home ownership for him/her!!!
Finally, I want to close in saying that I LOVE MY JOB. There are very few people whom you hear say this but I truly do and I believe this shows in the manner that I conduct my job. I feel so fortunate that I have a profession where I get to help people realize the attainment of their first or dream home. I look forward to working with you and/or your family or friends.
